Living in Bognor Regis: An Honest Local Guide

Living in Bognor Regis, West Sussex, gets you more sunshine than almost anywhere in the UK.

A Wolves Removals packer taping up a wrapped picture among packed boxes

Homes cost less than in Worthing or Chichester, type for type, and the coastal villages record less crime than the West Sussex average. More than £15 million is going into the Alexandra Theatre, due to reopen as an arts centre in spring 2027. On the downside, the town centre is still being regenerated, and trains west need a change at Barnham.

Below are the pros and cons, with the figures behind them, including how safe it is and where to live. For trains, schools, council tax and bins, see our guide to moving to Bognor Regis.

What is Bognor Regis actually like to live in?

Bognor Regis is a seaside town with a ring of villages around it. The centre has the pier, the promenade and a high street being regenerated. Around it are Aldwick, Felpham, Pagham, Middleton-on-Sea and the newer estates, where most people in the Bognor area live.

A large holiday resort has been here since 1960. In 2024 hotels and other accommodation made up 4.6% of employee jobs in Arun, against 1.4% across England, according to the ONS employment survey. The University of Chichester’s Bognor Regis campus adds a £35 million tech park.

What are the pros of living in Bognor Regis?

The main upsides of Bognor Regis are sunshine, green space, village history, new money for the town centre, direct trains to London and cheaper homes.

The sunshine. Bognor Regis averages 1,919 hours of sunshine a year on Met Office averages for 1991 to 2020, against about 1,400 for the UK. By our count of 229 Met Office stations, only Shanklin and Folkestone get more.

Green space. Arun District Council describes Hotham Park, on the edge of the town centre, as Green Flag award-winning. It has a boating lake, a miniature railway and a free parkrun every Saturday at 9am. West of town, Pagham Harbour is a Site of Special Scientific Interest of 629 hectares, also protected as a Ramsar wetland and a Special Protection Area for birds. The RSPB runs it as a nature reserve.

History in the villages. William Blake lived in Felpham from 1800 to 1803. His thatched cottage is listed Grade II*, and the charity that now owns it says it inspired the lines we know as the hymn “Jerusalem”.

Money going into the town centre. Arun District Council is spending more than £15 million on the Alexandra Theatre, £12.19 million of it from the Levelling Up Fund. The theatre is due to reopen as the Alexandra Arts Centre in spring 2027.

What is changing in the town centre

  1. Funding More than £15 million for the Alexandra Theatre: £12.19 million from the Levelling Up Fund and £3 million from Arun District Council.

  2. Now Works under way to refurbish and extend the theatre.

  3. Planned About 35 flats on the empty upper floors of The Arcade, a 1902 building, helped by a £628,000 government grant.

  4. 2027 The Alexandra Arts Centre is due to open in spring, with a 386-seat main auditorium, up from 352.

Direct trains to London. On a weekday timetable checked in October 2026, 32 direct trains run to London Victoria, most taking 1 hour 49 minutes and calling at Gatwick after about 1 hour 13.

Homes for less. Type for type, Arun is cheaper than Worthing and Chichester.

Is Bognor Regis really Britain’s worst seaside town?

Not as a place to live: the Which? 2026 seaside survey rates leisure visits, not homes. Visitors gave Bognor Regis 41%, up from 36% in 2025, though still last of 135 places for the second year running.

Which? surveyed 5,320 members about 11,999 leisure trips, and 61 of the ratings were for Bognor Regis. It doesn’t measure sunshine, house prices, schools or the villages around the town.

What are the cons of living in Bognor Regis?

The main things to weigh up in Bognor Regis are a town centre still being finished, a change for trains west and busy roads at peak times. There are also fewer local jobs, one stretch of beach to avoid for swimming and more crime in the town centre.

The town centre is a work in progress. Work on the theatre continues ahead of the arts centre opening in spring 2027, and flats are planned above The Arcade.

Going west means a change. There is no direct train to Chichester or Portsmouth: you change at Barnham, and Chichester takes 20 to 22 minutes with a good connection.

The roads can clog. Arun’s economic strategy for 2020 to 2025 names road congestion at peak times on the A29, A27 and A259.

Fewer local jobs. Arun has 0.65 jobs for every working-age resident, against 0.86 for England.

Choose where you swim. Middleton-on-Sea’s bathing water has been rated Excellent every year it has been classified since 2015. The Bognor Regis (Aldwick) water, west of the pier, has been rated Poor in Environment Agency results four years running, and signs advise against bathing there during the season.

Crime is higher in the town centre than in the coastal villages.

Is Bognor Regis rough?

Not in the coastal villages around Bognor Regis. Aldwick, Middleton-on-Sea, Felpham and Pagham recorded 22 to 50 crimes per 1,000 residents in the year to August 2026. All are below the West Sussex figure of about 65 (our sum of ONS district figures, year to June 2026). On the same ONS figures, Arun recorded 70 per 1,000, below the England and Wales rate of 85, and its recorded crime fell 3.6% on the year.

Recorded crime is highest in the town centre. The police neighbourhood covering the High Street, the pier and the town-centre seafront recorded 208 crimes per 1,000 residents, and the neighbourhoods around it are above the county figure too.

Newer figures cover districts and small areas, not towns. For the year to March 2026, the median across Arun, which includes Bognor Regis, was £344,995.
