Moving from London to Bognor Regis: What It Actually Costs and Buys
Moving from London to Bognor Regis buys a lot more home.

In the year to June 2026, a typical London flat sold for £429,000 and a typical detached house in the Bognor Regis area of West Sussex for £450,000. Renting costs about half as much (£1,240 a month across Arun against £2,338 in London), and 32 direct trains run to London Victoria each weekday. The costs to plan for are mostly one-offs at the London end: emission zones, the Congestion Charge and parking. The bill that usually rises is council tax.
The figures below come from official sources or our own calculations from them, checked in October 2026. For trains, schools, council tax and bins once you arrive, see our guide to moving to Bognor Regis.

About twice the house, and nearly three times for a flat. A typical detached house sold for £900,000 in London and £450,000 around Bognor; a flat, £429,000 and £157,500. Can you commute from Bognor Regis to London?
Yes, directly. On the published weekday timetable for November 2026, 32 direct trains run from Bognor Regis to London Victoria, every 30 minutes from 5.56am to 9.26pm. Most take 1 hour 49 minutes and call at Gatwick Airport after about 1 hour 13 minutes. One more runs direct to London Bridge at 7.02am.
Regulated rail fares in England, which include season tickets, are frozen until March 2027, the first freeze in 30 years. If you go in two or three days a week, compare an annual season ticket with a flexi season, which gives any 8 days of travel in 28. Hybrid working is common: 27% of working adults in Great Britain worked partly from home in September 2026, on ONS survey figures.
By road, Bognor Regis is about 74 miles from central London, just under two hours with clear roads (our calculation from Charing Cross, using OpenStreetMap routing).
Why do Londoners move to Bognor Regis?
Many Londoners come for space, the sea and the sunshine. Bognor Regis averages 1,919 hours of sunshine a year on Met Office averages for 1991 to 2020, against about 1,400 for the UK. By our count, only two of the 229 Met Office stations with sunshine records have more. The coastal villages have their own beaches, and Pagham Harbour, a protected wetland, is on the western edge.
The town is changing too: the Alexandra Theatre is being refurbished and extended as an arts centre, due to open in spring 2027. In the year to June 2025, 1,284 people moved to Arun from London’s boroughs (our sum of ONS internal migration figures). That is about one in eight of everyone who moved into the district from elsewhere in the UK.
Our guide to living in Bognor Regis sets out the pros and cons and where to live. If you are retiring, see our guide to retiring to Bognor Regis.
What costs more in Bognor Regis than London?
Usually, council tax. A Band D home in Bognor Regis pays £2,538.99 for 2026/27, against a London average of £2,068.47, so budget around £470 more a year at Band D. Westminster (£1,049.55) and Wandsworth (£1,028.21) charge less than half the Bognor figure; only Croydon and Kingston upon Thames charge more. You may also want a car, especially in the villages.
What does the London end of a move cost?
It depends on the vehicles and the street. Vans of up to 3.5 tonnes fall under the Ultra Low Emission Zone, which charges on emissions, not age. A diesel van that meets Euro 6, the standard for new vans since September 2016, pays nothing. Lorries over 3.5 tonnes come under the Low Emission Zone instead, and a lorry meeting Euro VI pays nothing there either.

£100 or £300 a day
Lorries over 3.5 tonnes that don’t meet Euro VI. A Euro VI lorry pays nothing.

Penalty: £180, or £90 if paid within 14 days

Penalty: £550, or £275 if paid early
£38 or £48 a day
Can be granted for a house move: £38 in a loading or parking bay, £48 on the red lines (exceptional cases only). At least 6 working days’ notice.
Penalty: £160
The Congestion Charge applies whether or not a vehicle meets the emission standards. It doesn’t run from Christmas Day to the New Year’s Day bank holiday. All of these are costs of working in London, so they belong in your quote, not on the day.
How much does it cost to suspend a parking bay in London?
It varies widely by borough, and admin fees can cost more than the bay itself: Lambeth adds £98.83 to its £57.55 a space a day. Some boroughs help with home moves. Camden and Hackney waive the first day’s bay charge, and Islington lets liveried removal vehicles park free on single yellow lines and in resident bays while loading.

Notice periods in these boroughs run from 7 working days to 17 days, so book as soon as you have a date. In Bognor Regis, Arun District Council takes bay suspensions. Its page says that once a bay is suspended, no vehicle may park in it, including removal vehicles. Ask Arun how loading will work on your street before you book.
Flats and estates often have their own rules too. The City of London’s Barbican Estate guide says removals are usually between 8am and sunset and asks residents to contact the car park attendant or lobby porter first.
How do you plan a move from London to Bognor Regis?
Plan both ends separately, and book the London end first: it has the most to arrange.

Is moving from London to Bognor Regis worth it?
For many households, yes. A typical London flat costs about the same as a typical detached house here, and rent is about half. The sea is close, and the town is one of the sunniest in the UK. You trade that for a longer trip into London, higher council tax and, for many, a car. If space and the coast matter more than being in London every day, put Bognor Regis on your shortlist.
